ACCESS STATEMENT THE BYRE, ROPERS WALK BARNS, MOUNT HAWKE, TRURO, CORNWALL, TR4 8DW INTRODUCTION The Byre is a single storey barn, on a level site, which has been converted to spacious self-catering accommodation. It is situated on the edge of the friendly village of Mount Hawke (approx. 275 metres). Should you have any queries please contact us. We look forward to welcoming you. PRE-ARRIVAL We have a website which includes property details, tariff and an availability calendar. Booking enquiries may be made directly through the website via e-mail, telephone or letter. For guests without internet access we are happy to discuss and make bookings via telephone conversation or by letter. Directions to our property will be given at time of reservation. ARRIVAL AND CAR PARKING FACILITIES Arrival is from 3pm on the first day of the holiday and The Byre will be ready for you with the key in door. Tarmac parking is available for 2 cars immediately outside the main entrance to the property. A level bricked area fronts the main entrance door. Sensor lights are provided on the outside of the building. A Welcome Pack awaits our guests and includes provisions to make a cup of tea or coffee upon arrival with Cornish biscuits and a bottle of wine. GENERAL INFORMATION Our barn has under floor heating throughout and an electric stove with remote control. All doors have an 840mm clear opening unless otherwise stated. Windows throughout have handles at 1500m from floor level. Doors and windows are all natural stained wood. Painted walls are all light coloured. Most of the furniture is of pine. Pillows and duvets are all non-allergenic with cotton sheets and covers. Bed heights are 620mm from floor to top of mattress. Smoke alarms are fitted in Hall (2) Kitchen (1) Lounge/Diner (1). We have a no smoking policy in the barn. Well behaved dogs are considered, and specifically trained service dogs are welcome. Light switches all have an LED display and are between 1100mm and 1120mm from the floor. MAIN ENTRANCE The entrance door 900mm wide (880 clear opening) hinged on the left with keyhole 950mm`high allows level access to the Entrance Lobby (2900mm x 2320mm) with tiled floor. A light switch is positioned to the right of the door with coat pegs set at 1090mm and 1660mm. levels. There is a large mat inset in the floor immediately inside the door. Twin socket 840mm from floor. Housed in this Entrance Lobby is the oil central heating boiler, automatic washing machine, separate tumble dryer, folding clothes airer, store cupboard for iron, ironing board, cleaning materials. BT WiFi router in store cupboard. HALLWAY A door leads from the Entrance Lobby into the Hallway with wood floor, desk and a large map of Cornwall on the wall. LIVING AREA (Kitchen, Dining and Seating areas) To the right (no door) is the open plan living area with wood floor. Kitchen Area – comprising units and appliances arranged in an L-shape with worktops at a height of 850mm. Included is a free-standing fridge/freezer; integrated oven with drop-down door, cupboard above and below; ceramic hob with under space of 800mm high x 820mm wide; sink with under space of 700mm high x 790mm wide; dishwasher and microwave. Dining Area –Rectangular table (1530mm x 910mm) leg in each corner, seats up to 6 people with under space of 650mm high. Seating Area –French doors (1080mm wide with keyhole 920mm high) open onto a decked area with ramped exit from the building encompassing views of open countryside. There is a large 3-seater sofa bed which provides additional sleeping for 2 people; 2 occasional wicker chairs with arms; coffee table and TV unit. Smart TV has a remote control. An electric feature fire has a remote control. A mother and child lamp provide additional/dimmed lighting. BEDROOM 1 (4260mm x 3900mm) from the Hall - ‘Karndean’ hard flooring. Country views. Two single (3’) beds which may be joined to make a super king size bed, space for access from either side. Two bedside tables each with a touch lamp, dressing table with under space 690mm high x 750mm wide and wardrobe with choice of hanging rail heights 780mm or 1300mm. 4 Double sockets. EN SUITE WET ROOM (3470mm x 2450mm) from Bedroom 1 - Access via sliding door allowing 810mm opening. This wet room has anti slip floor tiles, fully tiled walls; thermostatically controlled shower with adjustable height shower head and vertical rail to the right, body dryer, shower curtain; adjustable height washbasin with mirror over, vertical rail to the right, shelf to the left, electric razor point. The toilet (seat height from floor 480mm) enables transfer from either side, hinged rails each side, warning light pull cord (light shows in living area). Waste bin. Electric heated towel rail. Self propelling shower chair which will fit over the toilet. Extractor fan. BEDROOM 2 (2690mm x 1720mm) from Hall - Carpeted. Two single 3’ beds which may be joined to make a super king size bed. Two bedside tables each with a touch lamp. Dressing table and mirror with 690mm high x 750mm wide under space, single wardrobe. 4 double sockets. BATHROOM (2690mm x 1720mm plus bath space) from Hall – Anti-slip floor tiles, fully tiled walls, bath (410mm above floor level) with thermostatically controlled shower over (adjustable height shower head). Wash basin with mirror over, shelf to right, electric shaver point. Toilet. Space between toilet and bath 1130mm. Electric heated towel rail. Extractor fan. OUTSIDE Paved bricked patio area outside main entrance with picnic table. Retractable washing line, dustbin, recycling bin. From French doors – decked area with ramp to exit building. Far reaching views to St. Agnes Beacon. Across small Tarmac area is a grassed area with small gravel garden and bench seat.
