ACCESS STATEMENT THE CORN STORE, ROPERS WALK BARNS, ROPE WALK,MOUNT HAWKE, TRURO, CORNWALL TR4 8DW INTRODUCTION The Corn Store is a two-storey barn with wheelchair through floor lift in addition to a staircase, on a level site, which has been converted to self-catering accommodation. It is situated semi-rurally on the edge of the friendly village of Mount Hawke (approximately 275 metres). Should you have any queries please contact us. We look forward to welcoming you. PRE-ARRIVAL We have a website which includes property details, tariff and an availability calendar. Booking enquiries may be made directly through the website via e-mail, telephone or letter. For guests without internet access we are happy to discuss and make bookings via telephone conversation or by letter. Directions to our property will be given at time of reservation. This access statement is available as a link from our website and in the ‘Welcome File’ in our barn. ARRIVAL AND CAR PARKING FACILITIES Arrival is from 3pm on the first day of the holiday and The Corn Store will be ready for you with the key in the door. Level hard standing parking is available for 2 cars immediately outside the front door. A level bricked area fronts the main entrance door. Sensor lights are provided outside the building. A Welcome Pack awaits our guests and includes provisions to make a cup of tea or coffee upon arrival with Cornish biscuits or similar and a bottle of wine. GENERAL INFORMATION Our barn has underfloor heating on the ground floor with radiator on the first floor. Bedroom and en-suite doors have a minimum clear opening of 800mm. Doors and windows are all natural stained wood. Painted walls are all light coloured. Most of the furniture is of pine. Pillows and duvets are all non-allergenic with cotton sheets and covers. Bed heights are 540mm from floor to top of mattress with under space of 150mm to accommodate a hoist below. Smoke alarms are fitted in the Hall (1) and Living Area (2). We have a no smoking policy in the barn. Well behaved dogs are considered, and specifically trained service dogs are welcome. Light switches all have LED display and are 1100mm from the floor. MAIN ENTRANCE The entrance door is 840mm wide with 820mm clear opening, hinged on the left with keyhole 1100mm high. This gives level access to the ENTRANCE LOBBY (2060mm x 1580mm) with tiled floor. There is a large mat inset in the floor immediately in front of the door. Light switches are positioned to the right and in front of the door. Coat pegs range from 900mm and 1040mm from the floor. Single socket switch 500mm from floor. Store cupboard under the stairs for iron, ironing board, clothes airer, cleaning materials. A large map of Cornwall is displayed on the wall. BEDROOM (3730mm x 3160mm) ‘Karndean’ hard flooring. Two single beds (3’). One bedside table with touch lamp to one bed and dressing table, 750mm high with clear under space 680mm high x 580mm wide, touch lamp and clock radio to second bed. A unit on the wall provides a hanging rail at 900mm from the floor plus three shelves at 980mm, 1300mm and 1600mm. Four double sockets. Dressing table stool. EN-SUITE WET ROOM (2040mm x 2030mm) access from the bedroom via sliding door allowing 800mm opening. This wet room has anti-slip floor tiles, fully tiled walls, thermostatically controlled shower with adjustable height shower head and 2 vertical rails, body dryer, washbasin with vertical rail to right, electric razor point. The toilet (seat height from floor 470mm) enables transfer from either side, warning light pull cord with light showing in living area. Large touch open waste bin. Electric heated towel rail. Self-propelling shower chair which fits over toilet is available. Extractor fan. WET ROOM L-shaped (2120mm x 1760mm). Anti-slip floor tiles, fully tiled walls with thermostatically controlled shower with adjustable height shower head. Wash basin with mirror over, electric shaver point. Toilet. Electric heated towel rail. Extractor fan. THROUGH FLOOR WHEELCHAIR LIFT AND STAIRCASE TO FIRST FLOOR LIVING AREA comprising kitchen, dining and seating areas approximately 6700mm x 3800mm. Two smoke alarms. Oak floor throughout. At the top of the stairs/lift entrance: Seating area Encompassing views of open countryside. There is a large three seater sofa bed which provides additional sleeping for two people, two occasional wicker chairs with arms, coffee table. Wall mounted Smart TV. Standard lamp with dimming facility. Dining area Rectangular table (730mm table top height x 1100mm x 800mm), leg in each corner, seats up to four people with clear under space of 680mm high x 700mm wide. Kitchen area Comprising units and appliances arranged in an L-shape with worktops at height of 860mm. With free-standing fridge/freezer, integrated oven drop down door, cupboard above and below, ceramic hob with underspace of 820mm high x 860mm wide, sink with underspace of 690mm high x 920mm wide, microwave, dishwasher and combined washing machine/tumble dryer. OUTSIDE FRONT Car parking and paved bricked patio area outside main entrance. Retractable washing line, dustbin, recycling receptacles. Views to St Agnes beacon to the front with separate grassed/gravel garden area with bench seat. REAR Paved area with table and bench. Views over open farmland to Carn Brea monument.
